Brooklyn Tower relaunches sales, with studios from $965K

Nearly a year after Silverstein Properties took control, Brooklyn Tower has relaunched sales, with a new marketing team and a new address. The supertall skyscraper at 85 Fleet Street (formerly 9 Dekalb Avenue) first launched sales in 2022 but struggled to make much headway, with just 23 of the 143 condos sold to date. Now, with Corcoran Sunshine leading sales efforts, listings at the tower are once again live, with condos priced from $965,000 for a studio.

Designed by SHoP Architects, Brooklyn Tower is 93 stories tall, making it the tallest in Brooklyn. The tower rises from the landmarked Dime Savings Bank of Brooklyn, which holds an entry to the residential tower and will eventually have retail space. The building features a hexagonal composition, cascading setbacks, and soaring columns, all topped by a neo-Deco crown.
JDS Development acquired the site for $90 million in 2015, and construction began in 2018. In 2023, the developer hired Newmark to market the rentals and retail space while maintaining ownership of the condos, with an ask of over $600 million for both, but a deal was never finalized.
The building topped out in 2021 and launched sales the following year, with prices starting at $875,000 for studios and going up to $8 million for four bedrooms.
Last April, JDS defaulted on a $240 million loan issued by Silverstein in 2019. According to the Real Deal, a foreclosure auction was ultimately called off, and Silverstein took over Brooklyn Tower’s rental, retail, and unsold condo units for $672 million in July.
Silverstein tapped Corcoran Sunshine Marketing Group to replace Douglas Elliman as the exclusive sales and marketing agency for the building as part of the relaunch effort.

There are nearly 400 rentals, which are available for immediate occupancy and currently start at $3,995/month for a studio. A lottery was launched in 2023 for 120 below-market-rate apartments.
The 150 condos start on the 53rd floor, maximizing views. AD100 firm Gachot Studios collaborated with SHoP on the interiors, which showcase materials from the building’s facade (blackened stainless steel and bronze) on a smaller scale.
According to CityRealty, prices start at $965,000 for a studio, $1,385,000 for a one-bedroom, $1,995,000 for a two-bedroom, $2,495,000 for a three-bedroom, and $4,995,000 for a four-bedroom. More details will be released later on the penthouses, including a full-floor apartment at the top of the building.

Although not open yet, the building’s 100,000 square feet of amenity space, designed by Krista Ninivaggi of Woods Bagot, includes a huge Life Time fitness center that will span seven floors. The “elevated and redefined athletic country club,” as the building describes it, has a rooftop pool designed around the historic bank’s Gustavino dome, studio classes and personal training, a luxury spa, co-working and library spaces, and elite strength and functional training spaces.
Residents will also have access to sky lounges and terraces on the 66th and 85th floors, the tallest basketball court in the Western Hemisphere, a private dining loggia, and a cocktail bar.
