New Fort Greene rental opens lottery for 49 apartments, from $1,869/month

A new residential tower on the border of Downtown Brooklyn and Fort Greene has launched an affordable housing lottery for 49 mixed-income apartments. Located at 570 Fulton Street, the 23-story building dubbed Fulton Greene offers modern units in a transit-rich and convenient neighborhood. New Yorkers earning 80 and 130 percent of the area median income can apply for the units, priced from $1,869/month for studios to $4,250/month for two bedrooms.

Developed by Goose Property Management and designed by Fischer Rasmussen Whitefield Architects, the 128,872-square-foot mixed-use building contains 163 rental units, ground-floor retail space, and a cellar level, according to Yimby.
Amenities include bike storage lockers, a shared laundry room, a gym, a yoga and dance studio, a recreation room, a business center, package lockers, and a rooftop terrace.
Apartments offer high-end kitchen appliances, premium countertops and finishes, in-unit dishwashers, hardwood flooring, and air conditioning. The building is also pet-friendly.
Leasing for the market-rate rentals launched earlier this month. Current availabilities start at $3,400/month for a studio and go up to $7,041/month for a two-bedroom.
Nearby public transit options include the 2, 3, 4, 5, B, D, N, Q, R, and G subway lines, with the Long Island Rail Road also accessible at Atlantic Terminal. Several bus routes also serve the area.
The current project is a scaled-down version of an earlier plan that proposed a 45-story tower with 123 apartments, designed by Hill West Architects and developed by Davis Companies.
Davis acquired the property from Slate Property Group in 2020, which, with Meadow Partners, originally purchased the site for $22.9 million in 2015, according to Yimby. The site previously held a three-story commercial building that was demolished in 2022.
In February 2023, the property was sold to Yitzchok Katz for $24 million. Galaxy Capital provided $63 million in construction loans for the project in June 2023.

Qualifying New Yorkers can apply for the apartments until July 24, 2025. Complete details on how to apply are available here. Preference for 20 percent of the units will be given to residents of Brooklyn Community Board 2.
